Project overview

Tamarin and the Domaine de Belouguet, at the foot of La Tourelle

A quiet residential domain at the entrance to Tamarin, five minutes from the beach, facing the Le Rempart and La Tourelle peaks.

Maisons de Bonneval occupies a property of about four acres within the Domaine de Belouguet, reached via Black Rock Road. The developer's brochure describes an African-looking savannah where deer, hare and boar once roamed, now a private neighbourhood of three adjoining residential domains with strict building guidelines that keep density low.

Tamarin is minutes away: the bay and its surf beach, the C-Care and Life Together clinics, the Paul & Virginie and West Coast international schools, Middlesex University, the Super U and Cascavelle shopping centres, London Way, La Place Cap Tamarin, the Riverland sports club and the beaches of Tamarin and Flic en Flac. The hike to the summit of La Tourelle starts at the end of the road.

Project overview

Seven homes on large plots, under 20% footprint

A human-scale project: seven freehold family villas, each facing the mountains and laid out so that none looks onto another.

The NK Architect master plan sets the seven lots on either side of a private road: villas 1 to 4 to the west, villas 5 and 6 to the east, and villa 7's double plot at the centre with its existing house and mature trees. The building footprint stays below 20% of the land, leaving each home a large tropical garden, two visitor bays and planted driveways.

The estate gives access to a greenhouse for growing vegetables and to a freshwater borehole for irrigation, optional for each villa. Security is provided by the Domaine de Belouguet: self-closing gates, access cards and digital code. Villas 1, 2 and 3 are sold; villa 4 will be released upon completion in February/March 2027; villas 5 and 6 are built in eighteen months; villa 7 is presented on request.

Project overview

The home: a 67 m² living room under 6 m ceilings, three suites and a mezzanine

An open single-storey plan extended by a mezzanine, a back kitchen and a double garage, around a 71.4 m² rim-flow pool.

The NK Architect schedule of areas (lots 36 and 37) details 304.7 m² covered: a 67.2 m² living-dining-kitchen, a 23.9 m² master bedroom with a 12.7 m² walk-in wardrobe and a 9.4 m² en-suite, bedrooms 2 and 3 of 15.2 and 16.3 m² each with wardrobe and shower room, a 20 m² mezzanine with bathroom, walk-in wardrobe and balcony, a 14.5 m² back kitchen, an 8.7 m² laundry, a 7.6 m² store and a 48.6 m² double garage with storage.

Outside, 218.5 m²: a 59.3 m² veranda, a 19.4 m² thatched kiosk, a 16.9 m² barbecue area, a 71.4 m² pool including overflow, 27.4 m² of tiled decking, a drying yard and a courtyard. The other areas (entrance pergola, 35.8 m² internal courtyard, buried pump room, outdoor shower) bring the total to 620.2 m². The optional garden studio adds a 19.7 m² bedroom, a bathroom, a kitchenette and a veranda, 39 m² in all.
