Valriche by YOO is a collection of eleven new villas set inside Heritage Villas Valriche, the 2,500-hectare estate at Bel Ombre on the south-west coast of Mauritius. It is YOO's first residential address in the Indian Ocean: the studio founded in 1999 by John Hitchcox and Philippe Starck has delivered more than 85 projects worldwide and effectively created the designer-branded residence.
The villas come in 3, 4 and 5 bedrooms, on intimate plots along the forest edge, each with a private pool, landscaped garden and wide covered terraces. Two architectural styles are offered, with elements you can personalise: a Mediterranean reading of the tropics, in natural materials, where inside and outside become one. The two units publicly listed in September 2026 measure 252 m² on a 613 m² plot and 277 m² on 704 m².
For an investor the equation is legible: from €1,110,713 in full freehold, a Mauritian residence permit for the family from USD 375,000, 5% registration duty, and a tax regime with no capital gains tax, no property tax and no inheritance tax. Seven of the eleven villas were reported available in August 2026 — the window is narrow, and GADAIT confirms the real state of stock before you commit to anything.
Valriche by YOO is YOO's first residential project in Mauritius: eleven villas only, designed by YOO Studio and set inside the Heritage Villas Valriche estate at Bel Ombre, on the island's south-west coast.

YOO was founded by property entrepreneur John Hitchcox and designer Philippe Starck, and has delivered more than 85 projects worldwide. Valriche is its first Mauritian residential address: Mediterranean architecture reinterpreted for the tropics, natural materials, rooms that open through, and a choice of two architectural styles with elements you can personalise.

Established in 2008, Heritage Villas Valriche runs across 2,500 hectares between mountain and lagoon, in the historic territory of Bel Ombre. Nature reserve, plantations, trails: it is one of the least dense residential developments in Mauritius, and the YOO villas occupy intimate plots on the forest edge.

Owners have access to both of the estate's courses: Heritage Le Château, regularly ranked among Africa's finest, and La Réserve Golf Links, the first links course in the Indian Ocean. The first tee is minutes from the villa.

The estate opens onto two five-star beachfront resorts, sixteen bars and restaurants, the private C Beach Club, and the Château de Bel Ombre, a restored 19th-century manor house. Add a residents-only sports club (25-metre pool, fitness, yoga deck), 24/7 security and a dedicated property management team.

Jade Diouane, Luxury Real Estate Advisor at GADAIT, sat down at Bel Ombre with Brett Gregory-Peake, who is building Valriche by YOO. Ten minutes on the design brief given to YOO Studio, what separates these eleven villas from the rest of the estate, and what a foreign buyer actually signs. Filmed on site, unscripted, in English.
Filmed at Bel Ombre, published 9 June 2026 on the GADAIT International channel. 9 minutes 45. Jade Diouane speaks for the buyer's side; Brett Gregory-Peake speaks for Aspire Valriche Ltd, the developer.
GADAIT holds two of the remaining villas. Their prices are given below net of the 5% registration duty, which is how a Mauritian purchase is actually quoted — and with the figure few new developments let you see: the price per square metre of living space.
| Layout | Sizes | Asking price | Benchmark |
|---|---|---|---|
| 3-bedroom villa | 252 m² · 613 m² plot | €1,110,713 | ≈€4,408 / m² of living space |
| 4-bedroom villa | 277 m² · 704 m² plot | €1,247,857 | ≈€4,505 / m² of living space |
| 5-bedroom villa | on request | on request | The project's largest plots |
| Collection entry | as announced by the estate | from €1,100,000 | Consistent with the net prices above |
At €4,408 and €4,505 per square metre of living space, Valriche by YOO sits well below the branded collections of the east coast, where the Four Seasons villas at Anahita trade between €8,200 and €9,400 per m². The gap is not about build quality: it is about position — Bel Ombre is the greenest, least dense coast on the island — and about the absence, here, of a hotel operator running the villa for you. That is precisely what keeps the entry ticket accessible for a branded address.
One warning while you compare. Higher figures for these same two villas circulate on other portals: €1,166,249 and €1,310,250. Divide them by ours and you get exactly 1.05 in both cases. Those advertisements quote the price with the 5% registration duty already included. It is the same villa at the same price, presented differently — but if you budget from the higher figure and then add the duty again, you overstate your outlay by about €62,000.
Asking prices exclude registration duty (5%) and notary fees (≈1%). Seven of the eleven villas were reported available on 5 August 2026; the exact state of stock, villa by villa, moves and is confirmed with the developer. GADAIT shares the current list within 4 hours.
The south-west coast is the greenest on the island: nature reserve, plantations, and a shoreline still largely untouched. The estate owns more than a kilometre of it.
Indicative driving times.

On the 4-bedroom villa, here is the full line — the amount that leaves the account, not the one in the advert. Note where the duty lands: it takes the price to exactly €1,310,250, the figure other portals advertise as the price itself.

No agency fee is added for the buyer: in Mauritius the seller pays the commission. Off-plan, the price is settled in stages as construction progresses. Since December 2024 the EDB requires payment 85% in Mauritian rupees and 15% in foreign currency through the notary, from funds transferred from abroad. Amounts to confirm with your notary.
From choosing the villa to the residence permit, GADAIT stands on the buyer's side, with no conflict of interest.
We review the villas still available out of the eleven — orientation, plot and architectural style — then send you the floor plans and the developer's build schedule.
Reservation with a preliminary off-plan contract and a deposit held in escrow by the notary, under the estate's IRS scheme.
Legal verification and validation of your file with the Economic Development Board, mandatory for every non-citizen buyer.
Signature before a Mauritian notary, transfer of full freehold title, then staged payments as construction progresses.
Filing and obtaining the residence permit for you and your family, valid for as long as you own the property.
We sell the project and we have known the estate for years — but we represent the buyer, and no one else.

Our editorial method →Two villas are on the market through GADAIT in September 2026: a 3-bedroom of 252 m² on a 613 m² plot at €1,110,713, and a 4-bedroom of 277 m² on 704 m² at €1,247,857. Those are net prices, before the 5% registration duty. Watch out for the higher figures circulating elsewhere — €1,166,249 and €1,310,250 — they are exactly 1.05 times ours, meaning the duty is already baked in. Net, the villas work out at €4,408 and €4,505 per m² of living space.
The project counts eleven villas in total (villas 219 to 224 and 227 to 231). In August 2026 the specialist press reported seven villas still available, meaning four had sold since launch. On a collection this small availability moves fast: GADAIT confirms the exact state of stock, villa by villa, within 4 hours.

Yes. Heritage Villas Valriche falls under the IRS scheme: foreign buyers of all nationalities purchase full freehold, with no resale restriction and full repatriation of capital and income. Any purchase of at least USD 375,000 grants the Mauritian residence permit for the owner, spouse and children.
The villas come in 3, 4 and 5 bedrooms, each with the same number of bathrooms. The two units documented in September 2026 measure 252 m² of living space on a 613 m² plot (3 bedrooms) and 277 m² on 704 m² (4 bedrooms). Each villa is delivered furnished, with a private pool, landscaped garden, covered terraces and a garage.
Heritage Villas Valriche is the estate as a whole: 2,500 hectares, several generations of villas since 2008, resales and serviced plots. You buy the same address and the same services, with signature architecture and new-build construction.
Bel Ombre occupies the south-west coast of the island, between the mountains and the lagoon, about 45 minutes from SSR international airport and an hour from Port Louis. It is the greenest and least built-up stretch of Mauritian coastline: nature reserve, plantations, and more than a kilometre of shoreline owned by the estate.
Mauritius levies no capital gains tax, no annual property tax, no inheritance tax and no wealth tax. On purchase: 5% registration duty (the 10% increase considered for July 2026 was withdrawn by the Finance Bill 2026) plus about 1% in notary fees. Personal income follows a progressive 0/10/20% scale.
Yes. The estate has a property management team and Heritage Villas Valriche villas are traditionally let to guests of the two neighbouring five-star resorts.
