Mauritius concentrates seven championship courses across an island 65 kilometres long, with six residential estates built around them. In the north, Mont Choisy (Peter Matkovich) combines golf, beaches and proximity to Grand Baie. In the east, Anahita (Ernie Els) runs its fairways between lagoon and mountains, complemented by Bernhard Langer's Ile aux Cerfs Golf Club on its own island. In the south, Bel Ombre is the only estate with two courses, including La Réserve Golf Links facing the Indian Ocean. In the west, Tamarina offers the wildest experience, and Harmonie delivers its course in 2027. Entry tickets run from around €450,000 for a flat to more than €13M for a lagoon-front estate. Purchase is freehold within approved schemes, with no capital gains tax, and grants a residence permit above USD 375,000.

Designed by Peter Matkovich, the Mont Choisy course unfolds minutes from Grand Baie and the northern beaches. It is the island's golf closest to seaside life — restaurants, marina, shops — and the reason this estate resells so quickly.
Anahita's course, signed by Ernie Els, winds between lagoon, mangrove and mountains across the estate's 213 hectares. Regularly ranked among the finest in the Indian Ocean, it is played facing six kilometres of protected shoreline.
Designed by Bernhard Langer, this course occupies its own island, reached by boat shuttle from Anahita. A rare experience: every hole looks onto the lagoon, and the clubhouse — Langer's Bar & Grill — overlooks the practice area and the 18th.
Bel Ombre is the only estate on the island with two courses. Le Château runs through a 2,500-hectare domain backing onto the nature reserve; La Réserve Golf Links, more recent, is played facing the Indian Ocean in true links spirit.
Tamarina is the island's wildest course: set across 206 hectares between Rempart mountain and Tamarin Bay, it crosses savannah landscapes before finishing near the beach. Mauritius's first IRS estate, opened in 2004.
Mont Choisy sets its course minutes from the northern beaches, restaurants and marina. The island's liveliest coast, and the one where resale is fastest.

The Six Estates, Side by Side
Entry tickets vary by a factor of ten depending on the estate and the property type. This table gives the order of magnitude; the real price depends on position (golf front, lagoon front), plot size and condition.
The argument is usually made backwards. It is not golf itself that sets the price — it is what golf imposes on the land around it.
A view that will not be built on
An eighteen-hole course locks up between sixty and one hundred hectares. A villa set on a fairway looks onto ground that cannot be built on, is maintained, and is funded by the estate. It is the most durable form of view protection money can buy in Mauritius — safer than a seafront, where second-line construction remains possible.
Contained density
Golf estates are designed at low density: Tamarina has 119 villas across 206 hectares, Anahita spans 213 hectares. This organised scarcity mechanically limits resale supply.
Recurring international demand
Golf attracts a buyer who comes from far away, returns every year, and eventually buys. That cross-border demand shortens resale times compared with similar properties outside an estate. We promise no return for all that: prices depend on the market, the estate and the property.
The flip side, said plainly. Estate charges are higher than elsewhere — security, landscaping, roads, course maintenance. Factor them into your annual budget from the first viewing; they vary considerably from one estate to another.

Yes. A property investment of at least USD 375,000 in an approved scheme (IRS, RES, PDS, Smart City) entitles the buyer, spouse and dependent children to a Mauritian residence permit, valid for as long as the property is held. The application goes through the Economic Development Board.
