Direct answer

Two Valriche by YOO villas are on the market through GADAIT in September 2026: a 3-bedroom of 252 m² on a 613 m² plot at €1,110,713, and a 4-bedroom of 277 m² on a 704 m² plot at €1,247,857. Those are net prices, before the 5% registration duty. The estate's sales office announces the collection from €1,100,000, which is consistent. Be careful with the higher figures circulating on other portals for these same two villas — €1,166,249 and €1,310,250. Divide them by ours and you get exactly 1.05 in both cases: those advertisements quote the price with the registration duty already included. It is the same villa at the same price, presented differently. Net, the villas work out at €4,408 and €4,505 per square metre of living space.

In detail

What you actually pay, line by line

Take the 4-bedroom villa at €1,247,857. Add the 5% registration duty, €62,393, and you land on €1,310,250 — exactly the figure some portals advertise as the price itself. Add roughly 1% in Mauritian notary fees, about €12,500, then €3,000 to €6,000 of legal due diligence and about €1,000 for the family residence permit application. All-in, the villa costs about €1,329,000, roughly 6.5% above the net price.

No agency fee is added for the buyer: in Mauritius the seller pays the commission. Off-plan, the price is settled in stages as construction progresses. Since December 2024 the Economic Development Board requires payment 85% in Mauritian rupees and 15% in foreign currency through the notary, from funds transferred from abroad. If you budget from the duty-inclusive figure and then add the duty again, you overstate your outlay by about €62,000.

The benchmark nobody publishes

At €4,408 and €4,505 per square metre of living space, Valriche by YOO sits well below the branded collections of the east coast. The Four Seasons villas at Anahita trade between €8,200 and €9,400 per m². The gap is not about build quality: it is about position — Bel Ombre is the greenest, least dense coast on the island — and about the absence, here, of a hotel operator running the villa for you.

That is precisely what keeps the entry ticket accessible for a branded address. You buy the YOO Studio signature, the 2,500-hectare estate, its two golf courses and its two five-star resorts, at roughly half the price per square metre of the island's other branded villas. The trade is that no resort fills your calendar when you are away.
