Both are branded villas in Mauritius with IRS freehold and a residence permit from USD 375,000, and there the similarity stops. Valriche by YOO sits at Bel Ombre on the south-west coast: eleven new villas designed by YOO Studio, from €1,110,713 net, about €4,408 per square metre of living space. Four Seasons Private Residences sits at Anahita on the east coast: renovated resort villas sold by the resort's owner from USD 2.65M, and agency resales between €1.67M and €4.9M, which works out between €8,200 and €9,400 per square metre for the 2-bedroom villas. The gap is close to two to one, and it is not about build quality. What the higher price buys at Anahita is an operator: Four Seasons runs the villa, fills it, maintains it and reports to you, under a 60/40 rental pool with 56 owner nights or a 55/45 Flexible Program. At Bel Ombre you own the design and the setting, and you run the villa yourself.
If you want a second home that works for you while you are not there, Anahita answers it. The villa sits in the Four Seasons inventory, the resort sells it at five-star rates, and you receive documented income against a published revenue split. You accept the counterpart: 56 nights of personal use in the rental pool, or a weaker rental priority if you take the Flexible Program.
If you want a house, not a hotel unit, Bel Ombre answers it. No operator, no usage cap, no inventory: you come when you want and you leave the keys with the estate's management team. The 2,500-hectare setting is the least dense on the island, and you pay roughly half per square metre for it. The counterpart is equally plain: the villa produces nothing while you are away unless you organise it.
Both are called branded residences, but the brands do different work. YOO is a design house — John Hitchcox and Philippe Starck, more than 85 projects — and its name is on the architecture. Four Seasons is a hotel operator, and its name is on the service. One raises the resale narrative, the other raises the operating account.
The coasts differ too, and it shows in the calendar. Anahita faces the east-coast lagoon, windier and cooler in the southern winter, with Île aux Cerfs and the Ernie Els course. Bel Ombre faces south-west, greener, wetter in summer, with two courses including the Indian Ocean's first links. Visit both in the same week before you decide; the brochures will not settle it. GADAIT holds mandates on both sides and will tell you plainly which one fits the use you describe.
