At the heart of the Anahita estate, on the east coast of Mauritius, the Four Seasons Private Residences are the island's only freehold villas managed by the Four Seasons resort itself. The original collection sold out years ago. Then, in 2025, the resort closed for seven months and was entirely reimagined by 1508 London and Elastic Architects; it reopened on 11 December 2025. RIVEO Hospitality, the resort's owner, now sells a limited number of these renovated 2 and 3-bedroom villas — 237 and 297 m² interior — with Four Seasons management, private pool and rental programme, from USD 2,300,000. The collection is marketed by registration; unit list, plots and timing are shared with registered buyers, and GADAIT relays them to you.
In parallel, the larger original villas — up to 630 m², 5 bedrooms, seafront — return to market on resale, a narrow flow that GADAIT tracks villa by villa. For the HNWI buyer, the promise is unique in Mauritius: Four Seasons service at home, five-star rental income when the villa is free, a residence permit from USD 375,000 — and Mauritian taxation: 0% capital gains, 0% inheritance tax and a personal income scale of 0/10/20%.

Closed on 31 March 2025 and inaugurated again on 11 December 2025 after a seven-month renovation led by 1508 London and Elastic Architects, Four Seasons Resort Mauritius at Anahita lines the shore of the island's largest lagoon, facing Île aux Cerfs. Four beaches, seven dining venues, the enlarged Oseyan spa on stilts, kids club and water sports — owners are at home there.

Anahita's golf course, designed by Ernie Els, unfolds its 18 holes between ocean and mountains — regularly ranked among the Indian Ocean's finest. The Four Seasons residences border fairways and water features, with priority owner access.

On 9 September 2026, 10 Four Seasons villas were publicly offered at Anahita across seven agencies, from €1.67M for a 2-bedroom lake villa to €4.9M for the only 5-bedroom beachfront villa (our mandate). The official estate office, Anahita Property, currently lists none of them: the Four Seasons market lives with the agencies. Two-bedroom villas trade between roughly €8,000 and €10,500 per m²; the renovated RIVEO villas set the reference at USD 2.3M.

They are not new builds — which is precisely their appeal: a proven address, operating rental history, and immediate Four Seasons service.
The original Four Seasons Private Residences did sell out and fourseasons.com still shows the collection as sold out. Since 2025, two doors have reopened: the RIVEO collection of renovated resort villas (2-3 bedrooms, from $2.3M, marketed by registration) and the resale of original villas, which GADAIT handles by mandate — such as the 5-bedroom seafront villa at €4.9M presented on this page.

Yes — and there are two ways to do it. In the Rental Pool, the villa is in the Four Seasons inventory all year: the owner keeps 56 days of personal use, the resort rents it at five-star rates the rest of the time and handles everything, with owner reporting — the more days you use, the lower the income. In the Flexible Program, the owner stays as many days as they wish; the villa can still be rented, but the resort gives priority to pool villas, so income is lower. The renovated RIVEO villas are sold with the rental programme; on resale, each villa comes with one regime or the other, to be checked before signing.
Within the Anahita estate (213 ha), at Beau Champ on the east coast, along the island's largest lagoon, facing Île aux Cerfs. SSR international airport is about 45 minutes away, Port Louis 55 minutes.
Mauritius levies no capital gains tax, no annual property tax, no inheritance tax and no wealth tax. On purchase: 5% registration duty (the 10% increase planned for July 2026 was withdrawn by the Finance Bill 2026) plus notary fees. Personal income follows a progressive 0/10/20% scale; corporate tax is 15%.
