They are not competitors, they are two doors into the same address. Heritage Villas Valriche is the estate: 2,500 hectares at Bel Ombre created in 2008, several generations of villas, resales and serviced plots. Valriche by YOO is a collection of eleven new villas inside that estate, designed by YOO Studio. You get the same two golf courses, the same two five-star resorts, the same private beach club and the same IRS freehold either way. The real difference is measurable: our own estate page lists 3-bedroom resales of 250 m² from USD 1.2M, about €1,032,000, while the new YOO 3-bedroom of 252 m² is €1,110,713 net of duty. That is €4,128 against €4,408 per square metre — a 7% premium for a brand-new, architect-signed villa you have never lived in.
It buys a villa nobody has used, delivered furnished, to a 2026 specification rather than a 2008 one — and the YOO Studio signature, which is the part a resale cannot replicate. It also buys the choice of plot and orientation while stock lasts, because eleven villas on a contiguous enclave are not interchangeable.
What it costs you is time and certainty. A resale exists: you walk through it, you see the light at four in the afternoon, you know the neighbours and you complete in weeks. A new villa is bought off-plan, settled in stages as construction progresses, and delivered later. If your plan is to use the villa next season, the resale wins on that basis alone.
Start with the plot, not the villa. Inside 2,500 hectares the difference between a golf-facing parcel and one at the forest edge outweighs almost every interior consideration, and it is the one thing you cannot change afterwards. Walk both on the same trip.
Then compare the all-in figures honestly. On either route you add 5% registration duty and about 1% notary fees, so the 7% gap holds after costs. A resale may also carry renovation or refurbishment to reach the standard the new villas arrive with — budget it before you conclude that the resale is cheaper. GADAIT tracks both the YOO collection and the estate's resales, and has no reason to push you toward one.
