Akasha is a 26-hectare private estate in Tamarin, on the west coast of Mauritius, developed under the Property Development Scheme. It occupies a natural promontory rising some thirty metres above Tamarin Bay, with open views over the bay, the western mountain range, the Rempart River and the fairways of Tamarina Golf Estate. The PDS framework allows buyers of any nationality to purchase freehold, with possible eligibility for a residence permit depending on the investment threshold in force. The villas we track within the estate range from €990,000 to €4,100,000. Completed in 2022, the estate draws mainly European and South African families.
Topography decides everything here. The estate sits on a natural rise of some thirty metres above sea level. That elevation opens the views over Tamarin Bay and the western mountains, but it produces two effects you only measure on site: no villa overlooks another, and natural ventilation is constant all year — which, in the tropical climate of the west coast, matters far more than any brochure line.
Akasha comes from Hindu tradition, where it names the primordial element — the essence of the world, the invisible link between all things. The planning follows from it: twenty-six hectares of vegetation preserved and enriched, endemic trees, natural contours respected rather than levelled, gentle pathways. Motorised traffic is deliberately limited in favour of walking, cycling and golf carts.
Three properties for sale and one short-term rental, surveyed on 12 September 2026. Availability changes: we confirm the real position within the estate at the date of your enquiry.

Tamarin is no longer the fishing village described fifteen years ago. It has become an economic and educational hub, which changes the nature of demand: people no longer buy a second home here, they settle.
| Tamarin beaches | Minutes away, on foot or by car |
| Tamarina Golf & Beach Club | The course borders the estate; the fairways are visible from the promontory |
| International schools | Paul et Virginie, West Coast — the first criterion for families settling here |
| Cascavelle | Shopping centre, private clinics, restaurants |
| Cap Tamarin Smart City | Under development immediately nearby |
| Rempart River | The estate borders it; this is what fixes the scarcity of land on the site |
The consequence shows up at resale. An estate bordered by a river and backing onto a golf course cannot expand: its land is constrained by geography, not by a commercial decision. That is what supports value over time, rather more than the quality of the finishes.
Akasha is developed under the Property Development Scheme, a framework approved by the Mauritian government and designed for high-end residential developments. In practice it permits acquisition in full ownership — freehold — by non-residents and Mauritians alike. Resale is unrestricted on the international market, with no limitation on the nationality of the future buyer: this is what sets PDS apart from other schemes, and what protects the liquidity of your asset.
A PDS acquisition may grant eligibility for a Mauritian residence permit, subject to the investment threshold in force at the time of purchase. That threshold changes with successive finance acts: we would rather give you the figure applicable to your project than a number frozen on a web page.
The three villas we track range from €990,000 for 328 sqm of living space to €4,100,000 for 800 sqm. The core of the market sits between €5,000 and €5,800 per square metre of living space. For context: when we surveyed the market on 11 September 2026, completed villas across Tamarin were trading between €2,800,000 and €3,150,000 for 525 to 767 sqm.
