Does buying property in the Seychelles give you residency?

Direct answer

No. Buying property in the Seychelles does not give you residency, a visa or citizenship — this is the single most common misconception among foreign buyers. The Seychelles has no citizenship-by-investment programme. Residency runs on a completely separate track: the Permanent Residence Permit (PRP) by investment requires investing at least USD 1 million in a Seychelles business and maintaining an effective affiliation for five years — a property purchase alone qualifies for neither. You can own a home in the Seychelles and still need a standard permit to live there.

In detail

Why the myth persists

Many destinations bundle real estate and residency (a 'golden visa'), so buyers assume the Seychelles does too. It does not. The Sanction permit is permission to buy a specific property — it says nothing about your right to live in the country. Owning does not upgrade your immigration status.

The real residency path

Residency by investment runs through the Permanent Residence Permit (PRP): the investment-linked route generally requires at least USD 1 million invested in a Seychelles business plus an effective affiliation maintained over five years. Buying a villa does not count toward this. If living in the Seychelles matters to you, structure the immigration question separately and early — a property is an asset, not a residence permit.

What this means for buyers

Treat the purchase and the permit as two projects. Confirm your intended time in-country and your immigration route with a local immigration lawyer before you buy, so the property decision fits the residency plan rather than the other way around. There is also no citizenship-by-investment, so no amount of property spending shortcuts a passport.
