In short

GADAIT International is a luxury real estate agency in Mauritius, based in Tamarin on the west coast and founded in 2011 by Pierre-Axel Gadait (Cheval Blanc Ltd, BRN C20172402). We sell villas, apartments and estate homes across the island — some 300 properties for sale in our catalogue — manage holiday and long-term rentals, take written seller mandates within the 2026 commission caps, and act on the buyer's side for foreign clients: eligibility under PDS, IRS, RES, Smart City and G+2, residence permit from USD 375,000, 5% registration duty, no capital gains tax. The team works in English and French from Tamarin, with clients from Europe, the Gulf and South Africa.

Who we are

A Mauritian Agency, Not a Franchise Counter

GADAIT International was founded in Mauritius in 2011. Fifteen years later, the agency is still run from Tamarin, on the west coast, by its founder Pierre-Axel Gadait and a team who live on the island, visit the properties and know the developments by their charges, their rental history and their title — not by their brochure.

We are not a portal and not a franchise. Our catalogue lists some 300 properties for sale in Mauritius, from apartments in Grand Baie to beachfront villas at Four Seasons and golf-estate homes in Anahita, Tamarina and Bel Ombre; we manage holiday rentals and long-term rentals; and because we also advise clients in Dubai, Marbella, Greece, the Alps and the Maldives, our Mauritian buyers get a point of comparison a local counter cannot offer.

Choosing an agency in 2026

How to Choose a Real Estate Agency in Mauritius

Mauritius regulated the profession in 2026: the Real Estate Agent Authority (REAA) now registers agencies and agents, mandates must be written, and commissions are capped. Six things to check before you sign anything — with anyone, including us.

1
REAA registration
Since 1 August 2026 the Real Estate Agent Authority registers every agency and every individual agent (transition until 31 October 2026). Ask for the registration number — it must appear on listings and documents.
2
A written mandate
Section 19 of the REAA Act makes the written mandate compulsory: the property, the duration, exclusive or not. No mandate, no legitimate agency.
3
Capped, transparent commissions
Sale: at most 2% from the seller and 2% from the buyer. Rental: at most 8% each side (Government Notice 125). Anything above, or any hidden fee, is a red flag.
4
Eligibility checked before the visit
A foreign buyer can only buy in PDS, IRS, RES and Smart City developments or in G+2 apartment buildings. A serious agency verifies this before showing you a property.
5
Verified listings, not scraped ones
Prices in euros, plans, charges, title and rental history for each property — and a catalogue that is actually the agency's own mandates.
6
A team on the island
An office you can walk into, people who visit the properties, and a presence for the after-sale: management, holiday letting, resale.

Sources: Real Estate Agent Authority Act and 2026 regulations (Government Notice 125), Finance Bill 2026, Economic Development Board — verified on 9 September 2026. Rules evolve; we re-check them quarterly.

What Changes With GADAIT

Most international buyers start on a portal, then land on a counter that shows what it has. Here is what an island-based agency working on your side changes in practice.

Sales, Rentals and Everything After

One agency for the whole life of a property in Mauritius: buying it well, selling it well, letting it, and keeping it.

1
Selling your property
Documented valuation, written mandate, photos and film, publication on gadait-international.com and the portals, private viewings, buyer qualification and negotiation to completion.
2
Buying — on your side
A tight shortlist instead of a catalogue, a full dossier per property, eligibility and cost breakdown in writing, negotiation and the notary process with the EDB approval.
3
Holiday rentals
Villas and apartments on the west coast and beyond, with real availability calendars, for travellers — and revenue management for owners.
4
Long-term rentals
Furnished and unfurnished homes for expatriates and companies, written mandates, commissions within the 8% cap.
5
New developments & branded residences
PDS and Smart City launches, golf estates and branded residences across the island, presented with their real eligibility and delivery status.
6
After completion
Property management, holiday letting, resale when the day comes — and residence-permit guidance for qualifying purchases.
Foreign buyers

Buying in Mauritius as a Foreigner, in Five Facts

  • Approved schemes only
Non-citizens buy freehold in PDS, IRS, RES and Smart City developments, and apartments in G+2 buildings. Outside these, a foreign purchase is not possible — we check this before any visit.
  • Residence permit from USD 375,000
A qualifying purchase in an approved scheme grants a residence permit to the buyer, spouse and dependants, for as long as the property is held.
  • 5% registration duty
The buyer pays 5% registration duty, the seller 5% land transfer tax. The 10% + 10% announced in the 2025 budget was repealed by the Finance Bill 2026.
  • No capital gains tax, no annual property tax
Resale gains on a residential property are not taxed in Mauritius, and there is no annual property tax; personal income tax is a flat 15%.
  • A notary and the EDB
The sale is signed before a Mauritian notary after the Economic Development Board approves the foreign buyer — a file we prepare and follow.

General information as of September 2026, to be confirmed for your situation with the notary and your tax adviser. Read our guides on where a foreigner can buy, the 2026 buying costs and the residence permit threshold.
