AVA at Palm Jumeirah, Dorchester Collection, Dubai has only 17 residences, each on a full floor, at the entrance to Palm Jumeirah next to One at Palm Jumeirah. Every residence opens through floor-to-ceiling glazing to 270-degree views, under 4-metre ceilings, onto a landscaped terrace with a private pool. Interiors are by Portia Fox Design and services are managed by Dorchester Collection.
On 20 August 2026, OMNIYAT reported works substantially complete, Dubai Civil Defence approval obtained, the pre-building completion inspection carried out in July and the final building completion certificate expected within the following weeks, ahead of handover.
OMNIYAT's documentation contains no recent availability list: the two resale offers it includes date from February 2025. GADAIT International therefore publishes no listing and confirms available residences on request.

OMNIYAT's fact sheet describes a 24-storey tower with a fluid silhouette, an arrival over water with a waterfall entrance and skyline views, branded kitchens, home automation controlling lighting, climate, curtains and AV, and a private pool on every residence's terrace.
Typologies according to omniyat.com. Four-bedroom simplexes of 6,700 to 8,800 sq ft, one 17,000 sq ft four-bedroom duplex and the 33,000 sq ft five-bedroom Sky Palace. OMNIYAT's fact sheet also mentions five three-bedroom simplexes of 6,400 to 7,200 sq ft; this difference between the two sources remains to be confirmed with OMNIYAT.
The Sky Palace. Over four levels and 33,406 sq ft according to the brochure, with a private panoramic lift, a private lobby and a 360-degree pool.
Amenities. Infinity pool, gym, spa, boardroom, cinema and yoga studio, plus shared access with One at Palm Jumeirah to the beach, the restaurant and the jetty; 24/7 security.
