The development

A Five-Star Branded Address on Mahé's East Coast

Positioned under the tagline "Elevated Waterfront Living," The Residences at Meliá Seychelles is presented as the first branded residential apartment project in the Seychelles. It sits on a 4.5-hectare seafront estate at Roche Caiman / Providence, on the east coast of Mahé — minutes from the capital, Victoria, and the international airport — sheltered by tropical, tree-cloaked mountains and looking directly across the water to Eden Island, its superyacht marina and Cerf Island beyond. It combines a 120-room Meliá hotel with 68 branded residences, three restaurants led by internationally acclaimed chefs, a conference and business centre, a commercial hub, a spa and gym, a 48-metre infinity pool at the water's edge and what is billed as the Seychelles' first rooftop bar, on the sixth floor.

The residences are split into two blocks. The South Block holds 40 income-generating units placed in the Meliá rental pool, with an announced 5% net annual rental guarantee over three years for early investors plus six weeks of personal use per year. The North Block holds 28 residential units for full personal enjoyment. Apartments run from one to three bedrooms, with three-bedroom penthouses, across sizes of 72 to 214 m². All are sold freehold. The developer markets the residences as a turnkey proposition — furniture, fixtures and equipment to hotel standard, with legal costs stated as included in the price — and owners gain access to special privileges and discounts across Meliá's global portfolio of hotels in the Seychelles and beyond.

The project is delivered by Seafront Development Ltd, a joint venture between the local Land Marine Ltd and ASB Ltd, a subsidiary of Dubai-based Albwardy Investment LLC — the same group behind the Four Seasons Seychelles. It is currently marketed through more than one channel: Sphere Estates (UK) holds a mandate, Pam Golding Properties (South Africa) also lists it, and it appears on the branded-residence portal brandedresi.com and the official project website. It is not locked to a single agency — which is precisely why an independent buyer's advisor can add value.

The architecture is by dhk Architects, one of Africa's largest architectural practices, drawing on Creole vernacular to shape the estate's covered roofs, verandas and walkways; interiors are by Source Interior Brand Architecture. Owners in the rental pool also receive complimentary breakfast, daily housekeeping and WiFi, plus access to the Meliá Rewards programme — a 20% discount on Meliá Rewards rates and 15% off food, beverage and spa across the group's 400-plus hotels in more than 40 countries, including the on-site Meliá Seychelles.

Pricing runs from approximately $490,000 to $1,500,000 depending on block, size, floor and outlook.

Why this project

The Case for Meliá Seychelles

For buyers looking at the Seychelles, this development stands out on four points — and it is currently regarded as the most accessible entry point into the country's branded-residence market.

  • Freehold ownership
Residences are sold freehold — full ownership, not a lease — following the 2025 lifting of the Seychelles freehold moratorium for approved new schemes.
  • The Meliá brand & management
A five-star international operator runs the hotel, amenities and — in the South Block — a managed rental pool, giving hands-off ownership and professional governance.
  • Accessible entry price
From ~$490,000, it is the most accessible branded-residence proposition in the Seychelles, a market otherwise dominated by ultra-prime villa prices.
  • Residence eligibility
Freehold ownership supports an application for Seychelles residence — a key driver for international buyers seeking a foothold in the Indian Ocean.

Directional only. Rental guarantees, brand performance and delivery timing are set by the developer and operator and are not guaranteed. GADAIT reviews the contract and models the numbers independently before any commitment.

Ownership, tax & residency

Buying as a Foreigner in the Seychelles

Foreign buyers can own freehold property in the Seychelles, but a purchase must be approved by the government. The key facts to understand before committing:

  • Sanction to Purchase (12% duty)
Every non-citizen purchase requires a government Sanction to Purchase, on which a 12% duty applies. This is the single most important cost and process step to budget for.
  • Freehold moratorium lifted (2025)
The moratorium that had restricted new freehold sales to foreigners was lifted in 2025, reopening freehold acquisition for approved schemes such as this one.
  • Residence eligibility
Freehold ownership supports an application for a Seychelles residence permit — a core reason international buyers target the archipelago, though ownership alone is not an automatic grant.

We have written detailed, answer-first guides to each of these points:

Tax and residency positions should be confirmed with a qualified Seychelles adviser. GADAIT coordinates due diligence with vetted local legal partners.

GADAIT's Role: Independent Buyer's Advisory

To be clear: GADAIT is not the official agent for The Residences at Meliá Seychelles, and does not sell units directly. This development is already marketed by Sphere Estates and Pam Golding, among other channels. What GADAIT offers is different — an independent buyer's advisory, working only on your side of the table.

Because we have access to the whole market rather than a single stock, we can help you access this project, compare it honestly against alternatives, run the due diligence and negotiate — with no incentive to push one particular unit.

FAQ — The Residences at Meliá Seychelles

What buyers really ask

Questions About The Residences at Meliá Seychelles

The questions buyers actually search on this project — price, real yield, delivery, and how it compares — answered directly and honestly, including the caveats a selling agent may skip.

How much does a residence at The Residences at Meliá Seychelles actually cost?

Pricing is tiered by size, not a single flat rate. One-bedroom apartments start at approximately $490,000, two-bedrooms from about $690,000, three-bedrooms from around $1,095,000, and the two three-bedroom penthouses reach roughly $1,595,000. The developer states the price is turnkey — fully furnished to hotel standard, with fixtures, equipment and legal costs included. So the widely quoted ~$490K refers to the smallest one-bedroom unit; larger formats, higher floors and better outlooks command the upper figures. (Source: Sphere Estates, Pam Golding Properties, brandedresi.com.)

What rental yield can I really expect — and is the 5% actually guaranteed?

The 5% net annual yield is guaranteed, but only for the first 20 buyers in the income-generating South Block, and only for the first three years — net of operating costs. After that period, returns are forecast (not contractually guaranteed) at a minimum of around 5% net, with some marketing citing a 5–8% range. Only South Block units sit in the Meliá rental pool; North Block units are for personal use and carry no rental-income model. GADAIT reads the actual rental-pool contract with you before you commit, rather than relying on the headline number.

When will The Residences at Meliá Seychelles actually be finished?

Construction is targeted for completion around the end of 2025, with handover to owners in the first quarter of 2026 — the stated target is 31 March 2026. Some sources indicate the Meliá hotel itself opens slightly later, around Q2 2026. The building has reportedly reached roof height, a key structural milestone. As with any off-plan purchase, delivery dates can move; GADAIT confirms the live construction status directly before any reservation.

How does it compare to buying on Eden Island?

Eden Island has long been the main freehold option open to foreigners in the Seychelles — a marina estate of villas, apartments and maisons with private berths, bought and managed individually. Meliá is a different proposition: a hotel-branded, professionally managed residence with a turnkey rental pool and five-star amenities on site, at a lower entry point (~$490K, versus typically higher Eden Island villa pricing). Eden Island suits an owner who wants a private marina home; Meliá suits a buyer who wants hands-off, managed ownership with hotel services and an income option. GADAIT can model both side by side.

What is included in the price — and what should I watch for?

The quoted price includes furniture, fixtures and equipment to hotel standard plus the legal costs, which is unusual and limits hidden extras. What sits on top: the 12% Sanction to Purchase duty on non-citizen acquisitions, ongoing management and service charges within the Meliá operation, and the normal off-plan risks — delivery timing, the fact that the 5% is guaranteed only for early South Block buyers, and that later yields are forecasts rather than contractual. These are precisely the points GADAIT checks line by line before you sign.

Is The Residences at Meliá Seychelles a good investment?

It is widely positioned as the most accessible entry into Seychelles branded residences, and it genuinely combines freehold title, no Seychelles capital gains tax, a globally recognised operator and a managed rental model. The honest caveats: the headline 5% is guaranteed only for the first 20 South Block buyers and only for three years, later yields are forecasts, and it remains an off-plan purchase in a small, relatively illiquid market. Whether it suits you depends on your objective — income, residency or lifestyle. GADAIT gives an independent read, not a sales pitch.

Answers researched July 2026 from public developer and agency material (Sphere Estates, Pam Golding Properties, brandedresi.com, Seychelles News Agency). Figures are directional and must be confirmed against current developer documentation. GADAIT is an independent buyer's advisor, not the developer or appointed selling agent.
