This is an independent advisory brief on a project GADAIT does not hold a sales mandate for. The Canopy Residences at Hilton are currently marketed directly by the developer, Royal Development Company (RDC), on a no-commission basis. GADAIT is not the official sales agent for this scheme.
We publish this brief because it is a genuinely interesting freehold branded-residence opportunity in the Seychelles, and because buyers frequently ask us to help them access and negotiate purchases that are sold direct. Our role here is on your side of the table — as an independent buyer's advisor. Everything below is factual and, where a claim comes from the developer's own marketing, we say so plainly.
The Canopy Residences form the branded-residence component of Albizya Bay, an oceanfront gated community at Anse La Mouche Bay on the south-west coast of Mahé, built around the Canopy by Hilton Seychelles resort. The wider masterplan spans roughly 821,400 m² of forested hillside and beachfront and blends the Hilton hotel, branded and non-branded apartments, condominiums and a retail village into a single resort-style enclave.
The Canopy Residences themselves are the flagship: 29 branded apartments arranged across three floors, in one-, two- and three-bedroom layouts, from 907 sq ft (~84 m²) up to roughly 2,836 sq ft (~263 m²) for a three-bedroom, with ground-floor homes adding their own private plunge pool and garden. But Canopy is only one of four residential collections inside the wider estate — see the full Residences breakdown below.
Because the homes are fully managed by Hilton, owners get an integrated, hotel-run rental programme, on-site housekeeping and concierge, and a premium membership across the worldwide Hilton network. The resort is already operational and the residences are marketed as a ready, near-delivered asset rather than an early off-plan launch. Ownership is freehold — one of the few structures that lets a foreign buyer own outright on Mahé.
Per the official project brochure, the legal developer of record is Anse La Mouche Development Company Seychelles, with Royal Development Company (RDC) of Abu Dhabi (UAE) — an ESG-focused group — acting as Development Manager. RDC is the same group behind the Waldorf Astoria Seychelles Platte Island, the country's first six-star resort (a c. US$100M, 50-villa flagship that opened in 2024). That delivered track record is the reference point buyers cite when weighing a direct purchase. Sales are handled in-house on a no-commission basis.
Pricing is quoted on request rather than published. As a market reference point, a deluxe c. 194 m² residence with a private pool has been offered around US$1.435 million, and the developer advertises an anticipated net yield of about 5% a year through the Hilton-run rental programme — figures we benchmark and stress-test independently before you rely on them. We obtain the current, unit-specific price and availability on your behalf.
Albizya Bay's 84-unit residential offer spans four distinct collections across the estate — from the fully Hilton-branded Canopy Residences to the more accessible Condominiums. Sizes and unit counts below are the published figures from the official developer brochure.

As an owner you live inside a fully serviced Hilton resort community. The facilities below are part of the Canopy by Hilton Seychelles / Albizya Bay development as presented by the developer.
Wake with the sun, a beachside run or the gym before breakfast at the Retail Village, a leisurely lunch and a swim, sundowners at Sega Bar, and dinner under the stars — the developer's own "day in the life" brief for the estate.

Getting there: Albizya Bay sits roughly 13 km / 30 minutes from Seychelles International Airport and the capital, Victoria, with Anse Royale beach 4 km / 10 minutes away and the Anse Royal Hospital & Pharmacy some 15 minutes away.

Full freehold ownership inside an approved development — the structure that makes foreign purchase possible in the Seychelles since the 2025 reopening.
Designed and operated under the Canopy by Hilton brand, with integrated Hilton rental management and access to the Hilton premium network for owners.
The resort is already operational and the scheme's completion is announced for 2025 — you are assessing a real, standing asset, not a rendering.
The developer advertises an anticipated net rental yield of around 5% a year through the Hilton-run programme. This is a developer projection, not a guaranteed return — GADAIT benchmarks it independently.
The developer advertises a 5-year 'Golden Residency' and condominium charges subsidised for 3 years. Announced by the developer — to be verified independently, not a GADAIT-confirmed legal fact.
Development Manager RDC also delivered the Waldorf Astoria Seychelles Platte Island — the country's first six-star resort, a c. US$100M, 50-villa flagship opened in 2024.
The Seychelles reopened residential purchase to non-Seychellois in early 2025, when a long-standing moratorium was lifted. Foreigners can now buy freehold inside government-approved Designated Areas and developments — the framework branded schemes like this one rely on.
Two things drive the real cost. First, every non-Seychellois buyer needs a government Sanction permit (form IP/3, filed with the Ministry of Land Use and Habitat, valid one year). Second, a Sanction Duty of 12% of the property's market value applies at completion (1.5% for a condominium unit). Once stamp duty, processing and registration are added, the all-in transaction cost typically lands near 18–19% of the price — a directional figure to confirm with a local notary for the specific unit.
And the single most important myth to dispel: owning property in the Seychelles does not, by itself, grant residency. Any residency benefit attached to this development must be confirmed in writing and checked against Seychelles immigration rules.
The Canopy Residences are sold direct by the developer, commission-free. That is genuinely good for a buyer — but the developer's advisor represents the developer, not you. GADAIT sits on the other side of the table, with a buyer-only mandate. Here is exactly what that means in practice.
The questions below are the ones prospective buyers most often ask about this specific project — on price, yield, the developer RDC and the reality of a direct purchase. We answer them straight, and we flag clearly where a figure comes from the developer's marketing rather than from independent verification.
The developer advertises an anticipated net rental yield of around 5% a year, underpinned by Hilton's global distribution, the resort's forecast occupancy and the scarcity of freehold branded stock in the Seychelles. Treat that 5% as a developer projection, not a guaranteed return. GADAIT benchmarks it against comparable Hilton and other branded-residence programmes and stress-tests the rental terms before you rely on any yield figure.
Pricing is quoted on request by the developer rather than published. As a market reference point, a deluxe residence of about 194 m² with a private pool has been offered around US$1.435 million; one-bedroom homes sit lower and three-bedrooms run higher. Residences are delivered turnkey — designed, furnished and finished to the Canopy by Hilton standard. We obtain the current, unit-specific price and confirm exactly what is and isn't included before you commit.
Royal Development Company (RDC) is an Abu Dhabi–based developer with a hospitality and residential track record in the Seychelles. Its most visible proof point is the Waldorf Astoria Seychelles Platte Island — the country's first six-star resort, a roughly US$100 million, 50-villa project that opened in 2024. A delivered flagship of that calibre is a meaningful signal of capacity. Even so, on a direct purchase GADAIT independently checks the selling entity, the freehold title and the completion status rather than relying on reputation alone.
The Canopy by Hilton Seychelles resort is operational and the residences are marketed as ready, move-in homes rather than an early off-plan launch — which materially lowers construction risk versus buying from a rendering. We verify the delivery and handover status of the specific unit in writing as part of due diligence.
A direct, commission-free sale removes an intermediary on the sell side — but the developer's advisor represents the developer, not you. The real risks are paying an un-benchmarked price, accepting rental-programme or service-charge terms without scrutiny, and relying on the developer's own legal team for title and Sanction-permit work. GADAIT closes that gap with independent price benchmarking, negotiation, and separate legal and title due diligence via vetted Seychelles professionals.
Owners can place their residence into the Hilton-operated rental programme, which handles marketing, bookings, housekeeping and guest services in exchange for a management share — the anticipated ~5% net yield is quoted on that basis. The exact revenue split, owner-usage nights, cost allocations and any income guarantee vary by contract, so we obtain and review the full programme terms so you can model a realistic, not a marketing, return.
Yes. Since the residential-purchase moratorium was lifted in early 2025, non-Seychellois can buy freehold property inside government-approved Designated Areas and developments — which is exactly how branded schemes such as the Canopy Residences at Hilton are structured. Every foreign acquisition requires a government Sanction permit (form IP/3, Ministry of Land Use and Habitat) and carries a 12% Sanction Duty on the property's market value. Once stamp duty, processing and registration are added, budget a directional 18–19% of the price in total transaction costs, to be confirmed with a local notary for the specific unit.
Yes. The Canopy Residences at Hilton are currently marketed directly by the developer, Royal Development Company (RDC), on a no-commission basis. GADAIT is not the official sales agent for the scheme. We act on the other side of the table — as your independent buyer's advisor. Even on a direct-from-developer purchase, an experienced buyer's side adds value: verifying the offer against comparable branded-residence deals, negotiating price and terms, running independent legal and title due diligence, and coordinating financing and completion with vetted Seychelles professionals.
You transact directly with RDC rather than through a listing agency, which is why the developer advertises it as commission-free. That removes an intermediary on the sell side, but it does not remove the need for independent verification on the buy side — the developer's advisor represents the developer's interests, not yours. GADAIT's role is to be the counterweight: we obtain the current price and availability, pressure-test the terms, and make sure the Sanction permit, freehold title and completion are handled correctly before you commit funds.
The developer announces a 5-year 'Golden Residency' plus condominium charges subsidised for the first 3 years as a buyer incentive for this scheme. We present this as announced by the developer, not as a GADAIT-verified legal entitlement. It is important to separate it from the general rule in the Seychelles: owning property does not, by itself, grant residency. Any residency benefit tied to this specific development must be confirmed in writing and checked against Seychelles immigration rules — something we verify independently as part of due diligence.
Prices and availability for the Canopy Residences are quoted on request by the developer. Tell us what you're looking for and a GADAIT advisor will obtain the current position and walk you through how we can help you access and negotiate the purchase.
