GADAIT does not hold a sales mandate on Pangia Beach. The development is marketed directly by the developer (info@pangiabeach.com) and through several agencies — including Sphere Estates and Arriva Real Estate Seychelles, among others. There is no single exclusive channel.
This page exists so you can assess the development with an independent buyer's advisor at your side. Our role is to tell you what is genuinely still available, put it in context against the wider Seychelles market, and — if you decide to proceed — negotiate and coordinate the purchase on your behalf. If the primary stock is gone, we watch the resale and off-market market for you.
Pangia Beach sits on the Providence seafront on the east coast of Mahé, between the capital Victoria and the international airport, on a waterfront plot with its own private marina. It is a boutique scheme by any measure: 25 apartments and 4 penthouses — 29 residences in total — spread across four low-rise buildings, in configurations from one to four bedrooms. Shared amenities include a club house, an infinity pool, a gym and private berths at the marina.
The project is the work of the Papakokkinos family — initiated by Panos Papakokkinos and led today by his daughter Georgia and her husband Vincent. It is an independent, family-led development rather than the product of a large institutional group, which shows in the tight scale and hands-on execution.
Its architecture is the work of SAOTA, the internationally acclaimed Cape Town studio — clean, contemporary lines under pitched timber ceilings, walls of full-height glass that dissolve the line between living space and sea, and a resolutely residential feel that the developer describes as barefoot luxury. Every apartment is oriented to the water, with panoramic views over Sainte Anne and Cerf islands. Penthouses of three to four bedrooms span roughly 310 to 400 m², come with private lift access and their own infinity pools, and are priced from USD 2.10M to 2.65M — each sold fully furnished and delivered with a secure garage, a covered carport and a private boat mooring in the marina. The smaller one- to two-bedroom apartments sit below that range (exact pricing on the remaining units is best confirmed live, as inventory is nearly exhausted — the developer's own site now shows only a single unit).
The estate itself gathers a club house with an infinity pool, a state-of-the-art gym, direct beach access, 24-hour security, lifts, carports and secure garages — and, at its heart, the private marina with owners' moorings. The project has twice been recognised by the property industry: a 5-star African Property Award for Best Residential Development in the Seychelles, and Best Residential Development in Africa at the International Property Awards.

Foreign buyers can own freehold residential property in the Seychelles, but every purchase requires government approval — the Sanction to purchase — which carries a duty of 12% of the property value. A prior moratorium on new foreign approvals was lifted in 2025, reopening the market to international buyers. A qualifying freehold purchase such as Pangia Beach can also support a Seychelles residency application.
These mechanics matter — the 12% Sanction duty, the freehold-versus-leasehold distinction, and the eligibility rules are exactly where an independent advisor earns its place. Start with our detailed Seychelles guides:
We hold no listings on this project — but we verify live availability across every selling channel and monitor the resale market on your behalf. Tell us your brief and we will come back with an honest read.
We are not the selling agent for Pangia Beach and we hold no inventory here. We work on one side only — yours — as an independent buyer's advisor. With primary stock nearly exhausted, that role is chiefly about intelligence and access.
The questions people search most about this specific development — on prices, what is left, the marina and the numbers — answered straight, with an independent buyer's advisor's read rather than a sales pitch.
Penthouses are priced from USD 2.10M (a three-bedroom of roughly 320 m²) to USD 2.65M (a four-bedroom of roughly 406 m²). Crucially, that price is turnkey: each penthouse is sold fully furnished and includes a secure garage, a covered carport and a private boat mooring in the marina. The one- to two-bedroom apartments sit below that range — a one-bedroom traded around USD 550,000 earlier in the sell-out. With only a handful of homes left, live pricing on any remaining unit should be reconfirmed at the time of enquiry.
Very few. The developer's own site now shows essentially a single unit, while individual agency channels still list two penthouses or a small number of apartments — the figures differ because the last stock is being sold across several agents at once. In practice Pangia Beach is down to its final one-to-few residences. As an independent buyer's advisor, GADAIT reconfirms live availability across every channel before you engage, so you never chase a home that is already gone.
It has the fundamentals HNWI buyers look for: freehold title on the waterfront, an award-winning SAOTA design, and the Seychelles' benign tax regime — no capital gains tax, no annual property tax and no inheritance tax. Roughly 80% of the scheme sold before completion, which speaks to demand. The trade-off to weigh honestly: it is a pure residential asset with no branded rental pool, so income depends on self-managed lettings (beachfront Mahé holiday rentals command premium nightly rates) rather than a guaranteed hotel programme — and, with the scheme sold out, entry now means catching a last unit or a resale.
No — the private moorings are not sold as standalone berths. A boat mooring in the marina comes bundled with a penthouse purchase, alongside the secure garage and covered carport. It is one of the rarest features of the development and a key reason the penthouses are so sought after in the Indian Ocean.
Pangia Beach is deliberately un-branded and self-managed: no hotel operator, no imposed rental pool. Owners either keep it as a private home or arrange their own short-term letting through a local manager. For buyers who want a genuine residence they control — and the freedom to let when they choose rather than under hospitality rules — that flexibility is the appeal, not a shortcoming.
With the primary stock effectively gone, the resale market is where most future buyers will enter — and, for current owners, the exit. Liquidity in a 29-home scheme is thin by design: resales are infrequent and tend to be priced at a premium to original sold values, given the address, the SAOTA design and the private marina. As an independent buyer's advisor we watch that secondary and off-market flow at Pangia Beach and comparable Mahé addresses on your behalf.
Yes. Foreigners can buy freehold residential property in the Seychelles subject to government approval — the Sanction to purchase — with a duty of 12% of the property value payable on grant. Pangia Beach is sold freehold and its ownership can support a Seychelles residency application. GADAIT guides buyers through the Sanction process end to end.
The development is delivered and close to sold out — trade press in 2025–2026 referred to only the last few apartments remaining. Availability moves fast and should be reconfirmed at the time of enquiry. As an independent buyer's advisor, GADAIT verifies live availability across every selling channel and also monitors the emerging resale market.
Pangia Beach is a pure residential development — there is no hotel operator and no branded rental pool. Owners manage their homes themselves, which appeals to buyers who want a genuine primary or secondary residence rather than a hotel-managed investment product. It is a deliberate positioning by the developer, not a gap.
Yes. GADAIT does not hold a selling mandate on Pangia Beach — the developer sells directly and through several agencies. We act purely on your side as an independent buyer's advisor: we confirm what is genuinely still available, compare it against the wider Seychelles market, negotiate on your behalf, coordinate the Sanction and legal due diligence, and watch for resale opportunities if the primary stock is gone.
Whether you want to secure one of the last units or be alerted the moment a resale appears, we will give you a straight, independent read on Pangia Beach and the wider Seychelles market.
