Where do the wealthy stay in Paris?

Palaces for service, townhouses for privacy — and the pied-à-terre that often follows.

Direct answer

The wealthy stay in Paris in three ways. When they want service and a scene, they choose one of the 13 hotels holding the official Palace distinction (Atout France, 2026) — eight of them in the 8th arrondissement, such as the Four Seasons George V, Le Bristol, the Plaza Athénée or the Crillon. When they would rather not be seen, they choose a small address with very few keys — a townhouse hotel behind a carriage door, such as Maison Bauchart (ten keys, butlers, close protection on request, a full buyout possible), GADAIT's official partner just off avenue George V. And those who come back often end up buying a pied-à-terre in the same districts: the Golden Triangle and the 8th, the 7th, Saint-Germain or the 16th. GADAIT accompanies both: the stay and, when the time comes, the purchase.

In detail

The palaces, to be served

The 13 Paris palaces of the 2026 collection are the city's most visible luxury addresses: Bvlgari, Cheval Blanc, Fouquet's, Four Seasons George V, Crillon, Plaza Athénée, La Réserve, Le Bristol, Le Meurice, Mandarin Oriental Lutetia, Royal Monceau Raffles, Shangri-La and The Peninsula. Eight are in the 8th arrondissement. They offer everything at once — gastronomy, spa, concierge, a bar where Paris meets — and the official label is a guarantee in itself. Their visibility is also their limit: in a palace lobby, you are seen.

The discreet houses, for staying out of sight

Very private travellers often prefer addresses with a handful of keys, where the street sees only a door. Maison Bauchart is one: a Second Empire townhouse with ten keys, no restaurant open to the public, butlers who take care of reservations, a personal shopper and, on request, close protection, a spa reached by lift from your floor, and the option to privatise the whole house. It is a five-star hotel, not a palace, and that is the point: nobody comes there to be seen.

The districts that matter

The 8th, from the Golden Triangle — bounded by avenue Montaigne, the Champs-Élysées and avenue George V — to the Faubourg Saint-Honoré, for couture, palaces and embassies. The 7th, around the Faubourg Saint-Germain and its ministries and great hôtels particuliers. Saint-Germain-des-Prés in the 6th for the Left Bank. And the 16th, residential and quiet, from Trocadéro to the edge of the Bois de Boulogne.

Long stays: living like a resident

For stays of a week or more, suites that work like apartments change everything: a kitchen, a dining table, a salon where you can receive. At Maison Bauchart several suites have open kitchens, the George V suite has a library and a dining table, and connecting suites form apartments of up to three bedrooms — the house itself describes the Galliera Suite as a pied-à-terre. It is often during such stays that the next question comes up.

From hotel suite to pied-à-terre

Many of our clients start as guests and, after a few stays, ask what owning would mean: an apartment in the same streets, used a few weeks a year. Buying in Paris as a non-resident is straightforward in law, but it pays to prepare: the notary-led process, the building's co-ownership rules, and French real estate wealth tax (IFI), which applies to non-residents on French property when net taxable real estate exceeds €1.3 million (threshold confirmed by the French administration for 2026). GADAIT is a luxury real estate advisory before it is a stay concierge: we search the market for you, including homes that are never advertised.

Our advice

Choose the palace for a short, social trip; the discreet townhouse for privacy, family or a long stay; and, if you find yourself coming back every season, let us show you what a pied-à-terre in the same district would cost and involve. One team handles both conversations.
