Direct answer

Paros has become the discreet alternative to Mykonos for private villa holidays, and the numbers are concrete: across GADAIT's 43 Paros villas (2 to 13 bedrooms), displayed rates in September 2026 run from €612 to about €6,800 a night, with a median displayed night near €1,900. The strongest addresses sit around Naoussa and the island's north and east coasts, close to the beaches and the harbour restaurants. July and August are committed well in advance — for those weeks, treat spring as the booking deadline; June and September offer the same island with softer rates and open calendars.

In detail

What the rates buy

At the entry of the range — €600 to €1,000 a night — expect a well-designed two-to-four-bedroom villa with private pool, often a short drive inland from the beaches. The heart of the collection, €1,200 to €2,500, brings sea views, walkable distance to a beach or to Naoussa, and daily housekeeping. The top of the island — €3,000 to €6,800 — is estate territory: compound properties with several pools, staff quarters, direct sea access or commanding positions above the Aegean, built for large families and groups of up to 13 bedrooms.

Where to be on the island

Naoussa is the island's centre of gravity for a luxury stay — the fishing harbour turned dining destination, with Kolymbithres and Monastiri beaches minutes away. Santa Maria and the north-east coast add the sand and the calm morning sea. Parikia, the port capital, is practical rather than glamorous; the inland villages — Lefkes above all — offer Cycladic authenticity at a remove from the water. Most of the collection concentrates where guests actually want to wake up: the Naoussa orbit and the coasts.

The Paros calendar

July and August are the island's festive fortnight equivalent: the best villas are reserved by late spring, minimum stays lengthen, and rates peak. June and September are the connoisseur's months — sea warm, evenings long, island unhurried — and May and October reward travellers who want Paros mostly to themselves. An advisor confirms real availability for your dates within the working hour, across the whole collection at once rather than villa by villa.
